Short Term Rental License

The Cave Creek Town Council unanimously adopted a Short-term Rental Public Health & Safety Protections ordinance on Monday, July 17, 2023 as a reasonable and consistent approach to protect the health, welfare, and quality of life for its residents and visitors. 

The Council’s approach involved robust legal research, several public meetings and extensive public comment. The adopted code facilitates the equitable application of state law to protect and balance property owners’ rights while allowing for the consistent collection of existing transaction privilege taxes. The taxes support programs identified within the FY24 approved Budget, including roadway infrastructure and maintenance, water and wastewater operations and fire safety and security.

Property Owner/Manager Requirements & Resources

Step 1: Obtain a Transaction Privilege Sales Tax (TPT) license from the Arizona Department of Revenue (ADOR)

All owners must have a valid Transaction Privilege Tax (TPT) license issued by the Department of Revenue (TPT Information & Application) to apply for a Town of Cave Creek license. 

Step 2: Maricopa County

Each property must be registered with Maricopa County as required by ARS 33-1902 - it is illegal to rent a property before it is registered with the Maricopa County Assessor (Maricopa County Rental Registration).

Step 3: Apply for a Town of Cave Creek Annual Business License

Property must be registered as a Short-Term Residential with the Town of Cave Creek 

Step 4: Apply for a Town of Cave Creek Short-Term Residential/Vacation Rental license (required for each property) 

Property must be registered as a Short-Term Residential/Vacation Rental with the Town of Cave Creek. (Cave Creek Registration - Coming Soon)

  • An annual permit fee of $250 is required per property.
